The Sequoias San Francisco is located adjacent to San Francisco Japantown, a compact historic enclave in the Western Addition. It is a Continuing Care Retirement Community (CCRC) for seniors aged 60 and older which provides a range of care options, amenities, and activities in a cosmopolitan setting. The 25-story Sequoias San Francisco has a total capacity of 400 units, which includes many independent living units (200+) and a smaller number of assisted living and memory care units (16-30 each). As a CCRC, The Sequoias offers a full continuum of care, allowing residents to age in place as their needs change and include independent living, assisted living, skilled nursing and memory care. The Sequoias offers a variety of amenities and activities to enrich residents' lives, which include dining facilities, library, auditorium and landscape gardens.
Since its original construction in 1969, the facility has been experiencing significant overheating in the summer, particularly on the south side along with excess heat loss in the colder months. The project scope consisted of the complete replacement of all the exterior glazing systems throughout the entire facility, including windows, storefronts, entrances and curtain walls. The existing glazing systems were demolished down to the existing concrete rough openings. New replacement high-performance windows, storefronts, entrances and curtain walls were installed. The installation included providing new flashing, joint sealants and firestopping. Any interior finishes that were removed or damaged during construction were also replaced.
