116 S Grant Street, Roseville, CA

The building at 116 S. Grant Street was built in 2015 as speculative office property and remained vacant until the city acquired it in 2020 to support Roseville Electric Utility’s growing operations and customer programs. Over time, the building developed persistent moisture problems caused largely by inadequate weatherproofing around the exterior.

Our scope for this feasibility study was to create a fresh, modern building exterior re-cladding design that ties visually to the Civic Center and Plaza while prioritizing durability, energy efficiency, and a watertight envelope. Exterior lighting will also be refreshed to match the Civic Center, improving wayfinding and exiting illumination.

To stop the leaks, it is proposed that the old moisture barrier, flashing, parapet caps, windows, and storefronts be removed down to the metal stud framing and then reclad the entire facade with new materials. Because city staff plan on continuing to work in the building during construction, the project will be completed in phases and use temporary barricades to protect occupants from noise, dust, odors, and temperature changes.
