Site: 1,405,000 sf (total), 935,000 sf (residential) sf No. Stories: Two towers – 20 stories & 26 stories
Nestled between San Francisco’s Financial District and the Embarcadero, the award winning Metropolitan was the first major development built in the Rincon Hill/South of Market District after the 1989 Loma Prieta Earthquake. This high-rise residential project is comprised of two towers above a 3-story podium with four levels of below ground parking. The Metropolitan houses 342 high-end condominium units – 500 sf studios, 800 sf 1-bedrooms, 1,200 sf 2-bedrooms – of which 41 units are below market rate. Residential amenities include a health club, indoor pool, community room, theatre, outdoor pavilion with roof terrace, and a formal porte-cochere drop off in front of a secure lobby. Metallic treatment of the curtain wall elements contrast with the monolithic nature of the pre-cast producing a rich textured façade. The project acknowledges the historic San Francisco tradition of bay windows in a contemporary manner. The Metropolitan’s charm resides in arched central bays, large balconies and distinctive aluminum clad circular corner bay windows that offer residents stunning 180-degree views of downtown and the Bay.
