Koll Office Plaza

Located on a narrow 7 acre site in Hacienda Business Park, this project consists of twin two-story, L-shaped office buildings totaling 107,000 sf. Together they form a large courtyard and light-filled lobbies punctuate the two corners of the open space. A pedestrian-scaled plaza between the two buildings welcomes tenants as arrive at the site. Outside the court, the two end walls feature bay windows with butt-glazing highlighting the side entries which provide alternate access to atrium lobbies. The buildings are clad primarily with red brick-tile, and feature green marble bands and fabric awnings giving the facades a rich scale and detail. The stepped glass lobby walls provide a textural counterpoint to the masonry-like walls, reflecting the exterior of the building and allowing a view of the lobby interior that features a grand staircase and second floor balcony. Each lobby acts as the hub of building circulation providing an impromptu setting for interaction, as well as places for quiet retreat.
